Why can’t I find this home for sale online?

If you are just in the beginning stages of looking for a new home, you might be wondering why you see all these “for sale” signs around town but, “why can’t I find this home for sale online.”?

If you are receiving listings from a real estate agent, you will see how they have the A,i, A,t or A,o.

This means the home is Active but under contract, subject to an Inspection, Third Party Approval, or Other (sale of another home etc.). A buyer has the home under contract subject to completing some sort of contingencies. In this case, a seller could review another offer, but only entertain it subject to the previous offer being cancelled. Not a likely scenario.

It can be confusing because these homes will still show up on websites like Zillow, Trulia, or even Realtor.com as well as others, yet you can’t do anything about the offer already in play on the home. The Multiple Listing System we use as agents is called The Northstar MLS. It is the most accurate and up-to-date database of housing information both past and present.

The pending status is for when there are no more contingencies left and the sale of the property is proceeding to closing while the mortgage and title companies do their jobs. You might drive by a sign and see the “SOLD” sign rider hanging. At this point, you no longer will be able to find it on your favorite broker website.
