Real Estate Activity Update

The word of the day is “Velocity”.  As defined on http://wickipedia.org – Velocity is the rate of change of the position of an object, equivalent to a specification of its speed and direction of motion, e.g. 60 km/h to the north.

I’m amazed by how early in 2014 we kicked off the spring market and have optimistic expectations for the Real Estate Market this year. The number of Woodbury Homes For Sale  remains quite low while buyer traffic is up around 30% compared to previous years. To give some perspective I’ll use 2007. Seven years ago the median sale price for Woodbury was about the same at $270,000.

Home values and sales were headed the opposite direction of the market we are experiencing now. The preverbal pendulum was swinging in the wrong direction. The gross sales volume that year was a seasonally adjusted $400,000,000. The number of Homes For Sale in Woodbury was 3X… yes Three Times of what we’re seeing today!

Could the gains of 2014 mirror what was lost in 2008.. or the “Greatest Financial Collapse Since The Great Depression”? I don’t have that answer……

Builders became bullish last year, I wrote a blog post for the Woodbury Patch on January 30, of 2012 observing a change in the showing activity and how that might mark the end of our bear market in the Twin Cities…

“An average of over two showings last week per listing (the highest in years) and yet another decrease in overall inventory by 2% continue to add optimism to my projections for 2012! Hold on tight, we could be in for a turn around if this action continues.”

The stats for the Woodbury Real Estate Market in the previous week

• New listings of Woodbury Homes For Sale continue with 33  homes hitting the market

• Pending properties add 19 new sales, with 76 pending homes

• Overall inventory is at 257 homes for sale… 50 have offers in contingency status!


When adjusted for seasonality and compared to 2012 for the month of December 2013:

• Median Sales Price is up 10.9% to $270,000

• Days on Market is down to 68 days on market

• Percent of original list price received is still at 97.3%

• Months supply of inventory in Woodbury is down 28.6% to 2.8 months *NOTE : SELLERS MARKET*
